- Yes. Every booking is whole-penthouse, sleeping up to 16 across four king bedrooms and eight sofa beds. No other guests on any floor.
- One night midweek, two nights on weekends. Long-stay (7+ nights) and monthly VIP rates unlock private chef, daily housekeeping and driver retainer.
- Always. We're 10% under every platform and we'll match anything lower. Direct guests also get free 11am late checkout and first look at new dates 48 hours before they go public.
- Yes — or use ours. Friends of 301 know the building inside out. Add any of our extras at booking or up to 72 hours before arrival.
- Self check-in from 2pm via keypad. The house manager is on call from arrival to checkout. Early check-in (from 10am) available for $250 subject to the night before.
