How many people can sleep at 301?

Four bedrooms across the two upper levels comfortably sleep eight in beds. Sofa beds and roll-aways take the total to sixteen — the building’s rated capacity for sleeping.
Can we just stay, or do we have to host something?

Just stay. Most of our nights are accommodation-only — couples, families, and the occasional weekend with friends.
Is the whole penthouse exclusive use?

Always. There is no front desk, no shared spaces, no other guests when you stay or host. You take the whole top three storeys.
What time is check-in and check-out?
+
Check-in from 3pm. Late check-out at 11am, always, no charge. Earlier check-in available on request from $250.
Can we bring our own caterers, florists, photographers?

Yes. We also have a curated list of Friends of 301 who know the building. Most of our weddings and dinners use them.
What’s the noise / event limit?

Music inside until midnight, on the rooftop until 11pm. Body-corp guidelines apply. We’ll send you a one-page noise brief with your event proposal.
Is there a minimum spend for events?

Weddings from AUD 24,500. Dinners from AUD 4,800. Corporate off-sites from AUD 7,200/day. All include exclusive use of the building.
Can we visit before we book an event?

Yes — most weekday mornings. We’ll put the coffee on. We also do video-call inspections for out-of-town clients.
Is parking included?

Two undercover bays in the building. Valet on request for larger events from $40/car.
Are children welcome?

Yes. The second bedroom is configurable for two children and we keep travel cots on-site.
Are pets allowed?

Small dogs by arrangement. See the Pets page for the short version.
Do you have accessibility access?

Lift access to the penthouse floor. The rooftop is a short flight of stairs above. Bathrooms are wide but step-in. Tell us your needs and we’ll walk you through.
How does cleaning work?

A standard cleaning fee covers turnover. Mid-stay cleans available on request. Event cleans are quoted with the event.
